			<content:encoded><![CDATA[<p>Bend Oregon real estate is probably one of the best investments you can make in your lifetime. Bend is one of the most desirable places to live in the United States. There are many kinds of real estate in Bend that are good investments. Below are just a few.</p>
<p>Luxury Homes &#8211; Bend has its share of luxury homes. Awbrey Butte, Broken Top, Pronghorn, down town Bend and homes on residential acreage hold a large portion of Bend&#8217;s luxury homes. To be considered a luxury home the home must have solid counter tops, commercial grade appliances, have a triple car garage or larger and have top quality finishes through out. The lot should also be at least a quarter acre or more with some seclusion or privacy.</p>
<p>As Bend continues to grow, more and more luxury homes are being built. Bend is becoming known for its skiing, relatively mild weather (four seasons), fishing, golfing and many other activities. Bend will continue to grow and the demand for luxury homes will increase in the coming years. Compared to other parts of the country Bend has some real bargains on Luxury Homes.</p>
<p>Horse Properties &#8211; Bend is also horse country. Since Bend is in the high desert horse properties here should have irrigation rights in order to have pasture. Many buyers that ride frequently prefer to be able to ride out the gate on their property and hit the trails on state land, National Forest land or Bureau of Land Management land. If not, most horse property in Bend is a short trailer ride away to some outstanding riding.</p>
<p>Horse set ups in Bend start around $400,000 and go up to the multi-million dollar range. There is usually a good variety of horse property available for sale in Bend at any given time. The Tumalo area in NW Bend has some very premium horse set ups. There are also some extremely nice properties in the upper price range in the Sisters, Oregon area. Sisters is only 15 miles West of Bend.</p>
<p>River Front Homes &#8211; Water front homes are rare in Bend and bring a premium price when available. There are no lakes in Bend with private property on the water. There is only the Deschutes River which runs from South to North through the heart of Bend.</p>
<p>River front homes in downtown Bend sell at a premium. The Deschutes River in downtown is called Mirror Pond. Prices on nice homes on Mirror Pond start around $1,000,000 and go up. If you are lucky enough to own a home on Mirror Pond you can walk to all of the activities downtown. The downtown area has a multitude of activities year round.</p>
<p>Retirement Homes &#8211; Maybe these should be called homes to retire in so not to be confused with homes for the elderly with 24 hour care. </p>
<p>Retirees from all over the United States are moving to Bend. The weather, golfing, fishing, hiking, kayaking, medical facilities, art community, festivals, camping etc. are a huge draw to retirees. Redmond Oregon which is 16 miles north has an International Airport which makes travel to and from Bend easy.</p>

<p>Tigard is growing at a fast rate and so are the housing options available. There are various older neighborhoods that are in beautiful condition and offer residents both comfort and affordability. In addition to these well established, historic neighborhoods, Tigard also offers new neighborhoods with new homes that continue to provide Tigard residents with an excellent atmosphere to raise a family.</p>
<p>One of the fastest growing areas in Tigard is Bull Mountain, which is known for its breathtaking views of the Willamette Valley and the Cascade Range. It is a full-service resort, famous for its ski slopes that stay open during the winter, spring, and summer due to its far northern locality, with summer for world-renowned summer skating. Mt. Hood is an active volcano which is considered to be dormant, occasional tremors being felt with visible steam vents, with Timberline Lodge being located at its 6,000-foot level. The winter season appeals to the beginner and intermediate skiers, with a few places reserved for skiing experts. The Timberline has 35 trails on 1,400 acres, with a top elevation of 8,504 feet and a vertical drop of 2,501, plus an annual snowfall of 550 inches. There are six chair lifts to accommodate the skiers, with cross country not available within the ski area, yet several trails can be found 4 to 8 miles away in the Mount Hood National Forest.</p>
<p>The Cascade Dining Room is open for breakfast, lunch, and dinner each day, but the hours do change with the seasons. Other fare can be found at the Ram&#8217;s Head Bar, the Blue Ox bar, the Wy&#8217;East Kitchen Cafeteria, the Market Cafe, and the Mt. Hood Brewing Company. Open 12 months out of the years, the Timberline has everything needed for its guests and winter fans. Summer skiing at Timberline is special, with ski teams and racing enthusiasts from all over the world arriving to ski at Palmer Snowfield. World champion alpine, freestyle, and snowboard skiers from Canada, Europe, and the United States, use Timberline as a training base during this time. Summer skiing at Timberline is a permanent, lift-accessed snowfield that has summer skating available through Labor Day. Skiing, <a href="http://www.snowportal.com/" target="_blank"><strong>snowboarding</strong></a>, snow tubing, snow skate park, night skiing, hiking, snowshoeing, and lodge tours are the main attractions at Timberline. There are many different chicken coop designs available, depending on your needs. There are also a lot of choices for materials which can be used to build a chicken coop. PVC pipes, tarps, converted old campers, and the list goes on. Wood is the most commonly used material for building chicken coops. Depending on the size of the coop you&#8217;re planning to build, it can get expensive to buy new lumber. I&#8217;ve read that the average amount of money spent for chicken coop materials is around $300.00. I did not want to spend this much money and began thinking of different ways to cut costs but still have a functional, yet lovely coop&#8230;without spending $300.00!</p>
<p>After doing some research, I found some second hand stores where I could get used lumber, which was a fraction of what it would cost new. These types of stores basically get donated wood from people who are tearing down old houses, buildings etc. and are sprouting up across the U.S. These materials may be older, have a few nails or cracks etc., but are still very functional. I live in the Portland, <a href="http://directoryoregon.com/" target="_blank"><strong>Oregon area</strong></a> and the store I went to is called &#8220;The Rebuilding Center.&#8221; After talking to some of the staff there, I was told that many people have purchased supplies for chicken coops there. There are even used appliances, old tubs and sinks, light fixtures, hardware, and everything you&#8217;ll need for building a great coop. Just be prepared to pull out some nails and be creative in how you construct it since most of the wood will simply not come in the standard sizes you&#8217;ll find in the store. However, I was able to grab a few full sheets of plywood and some longer 2&#215;4 to get by nicely. I even found some great used siding and some leftover new shingles! I would recommend checking online or in the phone book for used or recycled lumber in your area.</p>

Depending on the particular location that you are in or intend to visit, you&#8217;ll find all sorts of fish, though crappie are by far some of the most common fish to seek out in the state. In each area, you basically have your choice of excellent Oregon crappie fishing lakes. Just remember that, because it gets fairly cold in the state during the winter, Oregon crappie fishing tends to taper off in December and picks back up in early March, as the waters begin to warm again and crappie begin spawning. Find locations with deep holes, where schools of crappie tend to gather during the winter, and be sure to troll slowly and be patient. When you find a school of crappie, you&#8217;ll have several bites and won&#8217;t be disappointed. In the spring, look for bottlenecked areas where females are looking for shelter out of the stream during spawning season and get caught out of the flow. You&#8217;ll be sure to pick up several here.</p>
<p>In the Lane County area, fishing of interest because there are several lakes of interest, especially those containing white crappie. Dune Lake offers great banked fishing, where dense cover around the shorelines makes a great home environment for crappie.
